We invest in residential and commercial real estate at a significant discount to replacement cost, targeting properties with strong cash flow and appreciation upside. Every deal is underwritten for yield on day one — appreciation is upside, not the thesis.

Like every investment we make at X Squared, we're operationally active. Our home services network gives us an operator's lens on property condition, maintenance economics, and neighborhood trajectory that pure financial buyers lack.
